is located just 37 miles from Telluride skiing, 9 miles to the Victorian

Housing/Retail stats:
The least expensive homes in this bedroom community as of May 1st
2005 was $300,000. This simple number shows where values are going
as you get closer to the Telluride Region.
Rental rates for the greater Ridgway area as of May 1st 2005 are
about $500 a month for a two bedroom older home, or $675- $725 for
a newer two bedroom home or Town-home. A three bedroom home that
was built in the last 5-6 years will rent for $1,200 to $1,350.
Demand is strong and vacancy is low. The SFR properties in this
area only cash flow if you put down around 20%. .
Commercial development opportunities are needed in this area. CAP
rates are lower here than Montrose, because appreciation rates are
so high. Office rental rates are around 1$- $1.25 a foot which INCLUDES
utilities(not triple net)in the town of Ridgway.
