Real estate investing can be a great way to diversify your financial portfolio. Traditionally, real estate has been a very safe route to increase your financial capacity.

Income producing properties such as multi-family, office buildings, and retail centers can produce significant cash flows. Generally speaking, the value of these properties is directly linked to the amount of money produced after operating expenses. A CAP rate of 8%-9% is normal in the Montrose / Delta region. There is currently a lack of Multi-Family units available in the Ridgway and Montrose areas making the vacancy very low and commanding higher sales prices.

Single-family Residencies (SFR) here in Southwestern Colorado can also be good, income-producing investments, they don’t cash flow as well as multi-family or commercial properties, but the yearly appreciation has been over 9% for 7 straight years in Telluride. Tax breaks aside, the SFR investor makes the bulk of their money when they sell.
