Cortez,
Colorado is located 65 miles southwest of Telluride and 40 miles from
Durango. It is located within Montezuma County which also includes
Mancos and Dolores Colorado and the scenic Dolores River.
Cortez serves as a Retail and Commercial, educational, and social
center for the outlying greater rural Southwest corner of the state.
These relatively large areas reach into the 4-corners states and
have an estimated population of 40,000. Cortez also serves as the
focal and supply point for tourists who visit Mesa Verde National
Park which is only 9 miles out of Cortez.
Cortez
is a sleepy, rural community, but is sandwiched between Durango
and Telluride which are both experiencing incredible growth. The
long term growth for this region is very encouraging because of
the population increase through the “ retirement boom”
. This region also has the beautiful Dolores River Valley which
is very popular with hunters/recreation enthusists and 2nd home
owners. The Dolores river valley offers prime raw land for subdivision
and development as well as resort ranch parcels.
The housing market is very encouraging for Single Family Residents(SFR)
rental unit investors. The vacancy rates are very low(2%-3%) and
demand is high. The market is also experiencing positive appreciation
